Frederick L. Assini – President, CEO, Owner

Franklin First Financial was founded by Fred Assini in June of 1993.  He is the Owner, President, Chief Executive Officer and remains the sole shareholder of the company. A native New Yorker, Fred was born in April of 1966.  He attended St. John’s University where he studied and developed a passion for Finance.  He started his career as a sales manager for a home remodeling company in Bronx, NY and quickly worked his way up to becoming a partner in the company.  Fred’s primary areas of focus at the company were supervising sales, finance and investor relations.  It was while working there that Fred’s vision for Franklin First Financial was born.

Fred originally formed Franklin First Financial to provide financing for his customers’ home improvement projects.  From there, his concept was expanded.  Through years of hard work, meticulous strategy and fierce determination on the part of Fred and his staff, today, Franklin First Financial is recognized as one of the fastest growing and best managed residential mortgage banks in the nation.

Fred is regarded as a visionary by his peers and staff alike.  The extraordinary growth and success of Franklin First Financial is largely attributable to Fred’s founding philosophy which is based on three core principles:

  • Exhibiting integrity and excellence in financial management and in all endeavors.

With licensing in 40 states, 3 active divisions, over 260 employees, a very diverse product line, and Fred’s steadfast leadership, Franklin First Financial is well positioned to continue growing while staying at the forefront of the mortgage industry.

David Stein – Chief Operating Officer

David Stein joined Franklin First Financial as the Chief Operating Officer in February of 2018.  He is responsible for overseeing all areas of operations within the company.

David has been in the mortgage industry for over 22 years.  Previously he held the positions of Chief Operations Officer and Partner at Residential Home Funding Corp., and most recently Executive Vice-President in charge of business development in the South East region for RHFC.  He holds a degree in psychology with a minor in business from the University of Delaware.

David aims to double the production at Franklin First Financial in his first year.  He will focus on streamlining our operations and adding cutting edge technology and systems to retain and recruit the best originators and operations staff in the mortgage industry.

Doug Sanderson – Chief Financial Officer

Doug is a seasoned Finance Executive bringing over 25 years of experience in Senior Financial roles. He has consistently implemented a full range of Finance, Accounting, Planning and analysis solutions with a strong operational and internal controls focus.

Doug has proven expertise developing impactful business plans that have been linked to strategic goals and evaluating performance against those plans . He has delivered business-driven solutions within challenging growth , Private Equity backed and turnaround environments for domestic and international organizations. Most recently, Doug was CFO at Strategic Funding Source , a leading provider in the Merchant Cash Advance space and his background also includes experience garnered at American Home Mortgage, Accenture, Ernst and Young, Deutsche Bank, Mellon Bank and The Capital Markets Company.

Rui Madalena – Vice President of Secondary Marketing

Rui Madalena, Vice President of Secondary Marketing, has been with Franklin First Financial since 2007.  He has a total of 16 years experience in the mortgage industry with a focus in Secondary Marketing/Capital Markets.  His expertise in Secondary Marketing includes managing investor relationships, pricing, risk analytics and trading.  He has worked with government, agency and privately held investors using several sources of risk management strategies.  His invaluable experience in applying the company’s competitive pricing strategy, minimizing risk exposure, and maximizing trade execution have proven to be a key cog in Franklin First Financials success.

Mary O'Sullivan – Vice President of Operations

Mary O’Sullivan is a career Franklin First Financial employee.  She started as a Loan Officer in 2001 having just graduated from St. John’s University with a Bachelor’s Degree in Communications and Business Management.  After 3 years, she was promoted to Closer and then in 2009 to Operations Manager. Having seen and helped to grow the business from both the sales and operations perspectives, Mary offers a keen insight to the inner workings of Franklin First and the mortgage industry in general. In September of 2017 she became our Vice President of Operations.  Mary’s focus is to increase the volume and production of the company efficiently, in a manner that all members of staff feel like they are part of the solution as a cohesive team.

Joann Medeiros – Director of Operations

Joann Medeiros joined Franklin First Financial in April of 2017 as Director of Operations.  She has been in the mortgage industry in various roles and capacities for nearly 25 years.  Joann has held various executive positions such as Vice President of Capital Markets, Vice President of Underwriting and Vice President of Corporate Sales.  Her experience in these roles has given her keen insight into the gap that often exists between operations and sales, many times at the customer’s expense.    Joann’s focus at Franklin First Financial is to provide operational and sales support on both the local and national level to improve the experiences of both our clients and staff.

Janet Orozco-Feller – Director of Marketing

Janet Orozco Feller joined Franklin First Financial as a Business Development Manager in December of 2012.  She became the Director of Marketing in June of 2013. Janet’s focus is to develop, expand and promote the Franklin First Financial brand across the company and to our public.  An entrepreneur at heart, she is very instrumental in the growth of the firm.

Janet brings a wealth of marketing and business development experience that she gained over 20 years, across various industries such as finance, real estate, and construction.  She has founded, built and sold 3 businesses throughout her career.  Janet holds a Bachelor of Science degree in Marketing and Management from New York University - Leonard N. Stern School of Business.  Her passion is to build and grow companies through powerful and effective branding, marketing and promotion.

Kenya Myers – IT Manager

Kenya Myers joined Franklin First Financial in April of 2017 as the IT Manager. He brings more than 15 years of experience in the technology field along with a degree in Computer Networking and Security from the Technical Career Institute in New York City.  Kenya has designed, developed and implemented technical infrastructures that helped boost staff productivity and company growth in multiple companies over various industries including retail, banking, finance and law. Here at Franklin First Financial, Kenya is taking steps to execute the company’s goal of becoming a more technically driven organization utilizing new efficient technologies.  Another of his top priorities is data management and security.  He is tremendously dedicated to using technology to its highest capability to ensure the continued growth and success of the firm.

Deanna Lantieri – Director of Human Resources

Deanna Lantieri is an accomplished Human Resources professional.  She holds a Bachelor’s degree in Human Resource Management, along with certifications in PHR, and SHRM-CP.  She brings over 20 years of experience in Human Resource Management with specific competencies in maximizing the potential of human capital to drive business results, talent acquisition and management, and strategic planning.  Previously she was employed as an HR Director at an Environmental Engineering Firm and an International Swiss Manufacturer.  Deanna’s focus at Franklin First Financial is to build and align HR strategies that attract and retain the best talent pool in the mortgage industry.

Alan Breecker – National Sales Manager

A consummate professional with over 20 years in the industry, Alan Breecker has a wealth of experience in mortgage lending.  The highlights of his career include having been a Sales Manager, Regional Manager, Director of Corporate Sales, and Executive Vice President of Sales.  Alan has also been the owner of a mortgage bank, having founded and operated Mortgage Zone, which at its peak boasted 25 branches, 700 loan officers and 25 managers.  His extensive experience has made him an expert in all areas of the mortgage industry: hiring, training, sales, operations, policies, regulations, procedures and pricing.  Alan’s passion, however, is growing a business by implementing custom tailored sales strategies, a skill he has proven multiple times throughout his career.  Alan joined Franklin First Financial as the National Sales Manager in 2014.  He continues to add to his many achievements on a daily basis by not only growing the size and sales of the company but also by fostering a commitment to excellence throughout the entire organization.

Wendy Perkins – Underwriting/Processing Manager

Wendy Joined Franklin First Financial in October of 2017 as Underwriting/Processing Manager.  In the business for over 29 years, Wendy has held various positions including Underwriting Manager, Processing Manager, Final Document Manager, Post-Closing Manager, and Quality Control Senior Lead.  Wendy’s extensive knowledge of mortgage banking coupled with her compliance background have enabled her to work closely with various key departments within the mortgage industry including Sales.  She draws from  a great knowledge base to analyze risk factors and to ensure compliance with Mortgage Banking Regulations.  Wendy’s initial primary focus at Franklin First is to implement ongoing training with the Underwriting & Processing Teams. Her goals are to strengthen these departments to provide best in class  internal and external support,  and to foster a great cohesive relationship between Sales and Operations.

Nicole Giuliano – Loan Servicing Manager

A veteran of the mortgage industry, Nicole Giuliano offers over 30 years of banking and mortgage experience, and a BA in Accounting from Queens College.  She joined Franklin First Financial in January of 2016 as our Loan Servicing Manager, a role she has held in previous companies since 2002.  Prior to working at Franklin First, she was at Continental Home Loans where in addition to being Service Manager, she also served as 203(k) Senior Administrator.  Nicole’s role here at Franklin First Financial is to ensure that a safe, sound and profitable mortgage loan portfolio is maintained.  Her focus is to streamline processes and increase our levels of automation so that the Loan Servicing Department operates as efficiently as possible. She is committed to providing the highest level of customer service to support the growth and reputation of the company.
